How Younger Buyers Are Finding Affordable Paths to Homeownership

For many young Americans, buying a home no longer begins with searching for the perfect property. Instead, it starts with deciding which expectations can be changed. High home prices, elevated mortgage rates and the rising cost of everyday life have forced prospective buyers to reconsider where they live, how much space they need and what they are willing to sacrifice.

The result is a different approach to homeownership. Rather than waiting indefinitely for prices to fall, some buyers are choosing smaller houses, less expensive communities or locations farther from major metropolitan areas. Their experiences suggest that becoming a homeowner can still be possible, but the traditional idea of a starter home is changing.

Location Has Become a Major Part of the Strategy

One of the clearest ways buyers are reducing the cost of homeownership is by looking beyond expensive urban markets. Daniel and Jackson Duran-Pincus, for example, were renting in Seattle before deciding that they wanted to purchase a home. Seattle’s housing market was beyond what they could comfortably afford, so they looked across the water to Bremerton, Wash.

The difference was significant. The median home-sale price in Bremerton was a little more than half the level in Seattle, according to the Wall Street Journal report. In 2023, the couple purchased a one-bedroom, one-bathroom single-family house in Bremerton for just under $270,000.

Their decision illustrates an important trend among younger buyers, affordability may depend as much on geography as income. Moving to a cheaper market can create opportunities that would be difficult to find in a major city. However, the decision can also involve longer commutes, fewer amenities and a different neighborhood environment.

Smaller Homes Are Becoming More Acceptable

Size is another area where first-time buyers are changing their expectations. A traditional starter home might once have been viewed as a temporary property with multiple bedrooms, additional living space and room for future expansion. Today’s buyers may instead prioritize ownership itself over square footage. The Duran-Pincus couple bought a relatively small home, and their mortgage payment was roughly comparable to their previous rent.

The major difference was that they had about half as much space. That trade-off demonstrates how affordability calculations have changed. A smaller property can reduce the initial purchase price while allowing buyers to enter the housing market sooner. For some households, limited space may be manageable if it means building equity rather than continuing to rent. Buyers may also view a smaller property as a first step rather than a permanent destination.

Mortgage Rates Continue to Complicate the Equation

Location and property size are only part of the challenge. Mortgage costs remain an important obstacle for prospective homeowners. The WSJ report notes that mortgage rates were moving back toward 7%, while home prices remained high compared with median incomes.  At the same time, inflation and student-loan obligations can make it harder for younger households to save for a purchase. Higher borrowing costs affect affordability even when a property’s sticker price appears manageable.

A buyer therefore has to consider the complete monthly cost of ownership rather than focusing only on the listing price. Property taxes, insurance, maintenance and other expenses can also make homeownership more expensive than expected.

The Definition of a Starter Home Is Changing

For decades, the starter home represented an accessible entry point into the property market. Buyers could purchase a modest house, build equity and eventually move into a larger property. That path has become more complicated. Today’s first-time buyers may have to compromise on several fronts simultaneously. They might accept a smaller house, move farther away from a major city or choose a neighborhood that would not have been their first choice.

These decisions do not necessarily mean buyers are abandoning their ambitions. Instead, they reflect an adjustment to current market conditions. The experience of younger homeowners in places such as Bremerton shows that affordability can sometimes be created by changing the definition of what a first home needs to be.

Flexibility Could Be the Key for First-Time Buyers

The housing market does not offer the same opportunities to every household, and not everyone can solve affordability problems simply by moving or buying a smaller property. Income, savings, debt and local housing conditions remain crucial factors. Still, the experiences highlighted by the WSJ demonstrate one possible strategy, instead of waiting for every condition to become ideal, some buyers are adjusting their priorities. For younger Americans, homeownership may increasingly involve accepting compromises that previous generations did not necessarily expect.

The first property may be smaller, farther away or less feature-rich than originally imagined. But for buyers who can make those compromises work financially, ownership can still become achievable. In today’s housing market, finding an affordable home may be less about discovering a perfect property and more about identifying which sacrifices make long-term ownership realistic.
